Finding Tenants

Before marketing your property for rent, our property manager will inspect it and note down its condition. The property manager will review current market trends and set the appropriate rent for your property. In some cases, we will also facilitate a discussion with our clients to find a cost-effective way to increase the appeal of the property if necessary.

During viewing sessions, our property manager will talk to potential tenants to get a good understanding of their background. For those who are interested in the property, we will ask them to fill out pre-tenancy application form. Our property manager will filter and select the most ideal tenant(s) to perform credit & reference checks and make a decision.

Property Inspection

We perform regular inspections on your property to ensure that tenants are keeping your property in a clean and tidy state and whether there is any maintenance issue that needs to be addressed for your property. Our property manager will check the property against with current legislations, e.g., smoke alarm is working, signs of leaks and whether there is any health and safety concerns.

We value good tenants and believe they view your property as their home, and property inspection is a great opportunity for our property managers to build a trusted relationship with tenants.

Property Maintenance

When an issue has been identified at your property, our property manager will get in contact with a qualified tradesman to provide a quote for the work. We will ask our clients to make sure that they are happy with the quote before the work starts. We have been working with qualified tradesmen who are proud of their workmanship for years and they are committed to resolve your issue in a timely manner.

Rend & Bond Collection

We use a modern online management system to monitor rental transactions on your property on a daily basis. It allows us to generate financial statements regularly and deliver them to you via email. We lodge the bond money to the bond centre and refund the money to tenants at the end of the tenancy on your behalf.

Bills & Expenses

We pay rates for you from the rent collected, and in case of insurance claims, we act on behalf of you for getting the claim approval from your insurer.

Dispute Resolution

It is our duty to ensure tenants carry out their responsibilities during the tenancy. In case any breach cannot be remedied between our property managers and tenants, we will act promptly to lodge a tribunal appeal for getting the issue resolved, and represent you at Tenancy Tribunal hearings if necessary.
